MORTGAGE FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Judy Tillman Hudson to Hatbright Farms, LLC, Mortgage Holder, executed on or about the 15th day of April, 2019; said mortgage recorded in the Office of the Judge of Probate of Coffee County, Alabama, in OR Book 830, Page 378; the undersigned as Mortgagee, under and by virtue of the power of sale contained in said mortgage; will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Enterprise, Coffee County, Alabama, on Friday, July 5, 2019 at 10:00 a.m., all of its right, title, and interest in and to the following described real estate, situated in Enterprise/Coffee County, Alabama, to-wit:

A 16.77± acre parcel of land being located in the SW1/4 of Section 22, T4N, R20E, Coffee County, Alabama and being more particularly described as follows Beginning at the intersection of the East line of N1/2 of the SW1/4 of Section 22, T4N, R20E with the South Margin of Coffee County Highway 607; thence S01º13’35”E a distance of 1,132.93 feet along said East line to point; thence N81º58’28”W a distance of 1,084.36 feet to a point; thence N17º48’02”E a distance of 304.85 feet to a set rebar; thence N89º48’21”E a distance of 277.45 feet to a set rebar; thence N17º48’02”E a distance of 369.91 feet to a set rebar; thence N89º29’48”E a distance of 174.70 feet to a set rebar; thence N04º02’53”E a distance of 335.94 feet to a set rebar on the South Margin of Coffee County Highway 607; thence N89º48’21”E a distance of 367.36 feet along the South Margin of said Highway 607 to the Point of Beginning.

This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.

This sale is subject to the Statutory Right of Redemption pursuant to Alabama Code Section 6-5-248 and/or Act 2015-79.

The Mortgagee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
